Crack in basement wall

My new semi-detach home is closing in 14 days!

I went to check on the status today and noticed int he basement, on the wall that is shared with my neighbour, there is a huge crack in the concrete wall that goes from the floor to the ceiling.

Is this going to create a foundation issue? How should this be fixed? Does this typically happen with new homes? Should I be concerned?

In addition, should I say something to the builder now, or should I wait until my PDI so that it is documented for Tarion Warranty (which is 2 days before closing)?

I would suggest marking it on your PDI.

It is part of settling of the house and is fairly normal. If it is leaking it will be fixed before closing. If it is not leaking they will have the forming company come back to inject the crack with epoxy to seal the crack.

Here is what Tarion states about basement foundation wall cracks:

Acceptable Performance/Condition
Cracks resulting from normal shrinkage are acceptable; cracks in excess of 6 mm in width are
not acceptable.
One-Year Work and Materials
Cracks resulting from normal shrinkage of materials caused by drying after construction are
excluded from the statutory warranty.
Cracks in excess of the acceptable condition shall be repaired.
Where crack width exceeds the acceptable condition, or where lateral or vertical movement
is evident, further investigation may be required.
The colour and texture of a repaired area may not match the surrounding concrete."

If it's a shared wall with a neighbor then it's an interior wall and leaking will likely never be an issue. Not sure about structural since that would depend on the severity.

As far as structural its hard to say.. It really depends on how much weight from above is there.. (do the joists for the second floor sit in the party wall, or do they run parallal with the party wall.. and same with the trusses.. Either way, make sure its on the pdi..
