Tarion Process Overview
 
Many think the Tarion warranty does not cover enough and/or the standards are too low. I agree with that but at the same time, its better than nothing at all.

Like all warranty and insurance schemes, it is time sensitive, and very structured. There are specific forms that must be completed in specific windows of time relative to the possession date.

The "Construction Performance Guidelines" describe what is covered and to what extent.

To take advantage of the warranty, people need to take the time to understand how it works.

The goal is not to make your new home 'perfect' but to ensure it meets or exceeds the documented standards.

I work in hundreds of new homes every year.
The one thing that seems to be common among all of them is that all the issues are communicated directly with the builder and not Tarion.
This unfortunately is not the way to do things as there is then no official record of the issue with the company managing the warranty.
Your dates will get missed and you may end up without getting that item fixed if it was warrantable.
