Hi,

I've had a positive experience with Urbandale and they have quality finishings and I personally prefer their floor plans. They have features that make the house look and fee more "custom".

If you haven't signed in to the sales center, and would like cash back on the new house (at least $2k), please pm me.

Urbandale is completely sold out in RSS, and they are pretty close to being sold out in Cowan's Grove (iirc 4 lots left 2 weeks ago, maybe 1 or 2 left now). They are likely opening a new phase soon

Incentives for Urbandale right now are finished basement and a smart home system. They offer a lot of other incentives that they don't advertise as incentives - they're now "standards" (for example, richcraft says granite everywhere is an incentive, so is air conditioning, urbandale just implies those).

The houses are built so close that by by-law, they are mandated to have air conditioning due to noise levels.

How often should I ask to visit the site? Should I go, without entering the site, regularly?

Do you mean pictures of frame (pre-drywalling) at the walk-through?

If you have time, as often as you can. It's much easier to get them to fix things when it's just the frame


Also, when you reed to make any changes or add anything after closing, it's much easier to plan knowing where the studs are, how the electrical outlets are oriented , etc.

That's very true.

Well, if the lady is okay with it, I want to go out weekly, and have monthly walk-throughts with the builders.

In terms of walkthroughs, Urbandale will do only one frame walk-through. They won't Stop you from checking yourself though.
