Negotiation on New Builds

Hi,

I'm thinking of purchasing a new construction home and wanted to know how others have negotiated their agreement of purchase and sale with builders.

Typically is there any room for negotiations? I've read that usually there's no negotiation for the actual price of the home but buyers may negotiate for signing bonuses or some upgrades to be included in the price of the offer.

Any advice on things that may be negotiable, negotiation strategies, or typical items that can be negotiated in the Ottawa region would be greatly appreciated.

Much of that is going to depend on the market at that particular time.
If they are just opened up a subdivision chances are they are going to sell quickly and have no incentive to 'throw something in'. It's usually not until the end that possibilities like that become available as they may need to get rid of the last lot that no one else wanted.
