As we'll also be putting the house on the market in the next few weeks, we'll definitely be watching this thread.
We'd also like to know how people approached setting a percentage for the buyer's realtor, if they have one. Wondering if we should start out with "No agents please" then going to "Agents welcome at 1.5% or 2%". Or do you just say nothing and then deal with it on the spot? |

We just listed our house on Grapevine 3 1/2 weeks ago and we opted to not address the whole agent thing. But trust me, once these agents do get in touch with you, they are VERY reluctant to even discuss negotiating the rate. We just signed our purchase agreement this past Saturday (YAY!) and we had to pay the 2.5%, sadly. Oh well, at least the deal is done now!
Ironically, we also posted on MLS with www.ihatecommission.com the same day we got an offer! Good luck!! If you have any specific questions, feel free to PM me.

I have my house on the market right now, and the agents are vultures.
Some of them have called and specifically said that they would only work for a certain commission rate. Others have called to try to convince me to have them sell my house. I get e-mails on a daily basis from realtors telling me about how they're the 'one' to choose, that they're miracle workers, they can cure cancer, etc. I originally had my commission rate at 2%, and some realtors would actually call, and before asking anything else about the house, would inquire about the commission rate. Seems as though some will only show the house if the rate is good enough for them. |

We've had some interesting experiences with realtors and strong arm tactics...and those were the reputable, well respected ones!
I guess the best option is being up front saying that you are willing to pay a certain % and if they don't like it, you will be happy to touch base with them down the road should that change. On a side note, as memory serves me, I think if you go through the ihatecommission.com, you end up paying 2.5%...part of the deal when you use realtors. |

i've never used it because we always had great results with grapevine
the 2.5% to buyer agent is a show stopper for me - $7000+ to write up a sale agreement? no thanks ![]() what are you selling and where? |

We ended up using Grapevine and sold the house within one week. No agents were involved. We received two offers.

There is nothing wrong going private or not getting the services of a real estate agent. As long as you know the ins and outs of real estate tax and licensing. You need that to transfer the property ownership to your buyer.
I know some agents are vultures especially those freelance agents. But not all.
