We're on lot 3, right beside you. Did it look like it was only a 4% grade? Are they doing anything more to it before you close or is it pretty much going to be as is? Our current home is pretty sloped in the backyard because we have a drain at the back and it drives me crazy. We can't even put lawnchairs on the grass without them being tipsy and we often get standing water at the very back near the fence after rain. We had the builder look at during our inspection and they basically said that unless there's still standing water 48 hours after rainfall, they won't do anything about it. If the new yard is just as sloped, I guess we'll have to think about building a deck!

BTW - when do you move in? We close in August (hopefully!).

Comfrey is really plugging along. There seems to be a nice variety of homes. On another note, those fences sure are high...interesting as they are taller than the fencing on the adjacent townhouses - you'd think they'd just continue along with the same grading/fencing.

I'm in for the eavestrough group buy.

Also, good news - I'm closing in the beginning of July and have been told I will not be delayed.

Anyone have any framewalk advice/tips? Mine is tomorrow.

Hi - framewalk - make sure your plug outlets are at the right place for your furniture placement. We have a few that are "out of place"... fine with building code, but wrong with our furniture placement. We plan to redo eventually, but if you can get these moved in the strategic locations in the first place even better (ie: plug by the bed for your alarm clock, etc). We have a small laptop running in the kitchen area and noticed there is no plug to plug it in ;-( ... things like that.

Check the duct work, we just did our walkthru a couple days ago and notice a few issues with them(severely dented, sagging, etc...). Also check your Orbital stuff, we had a few things that weren't where we requested them.

Take lots of pictures - this helps when you are installing stuff at a later date or hanging things on the wall (will show you where all the electrical, water lines and duct work are).

As mentionned make sure the options you picked are there (water line to fridge, gas lines, all orbital stuff....). It is a fairly quick appointment in most cases. Also check that things are where you want them. Previously I had them relocate a plug in the living room to be fit with my TV setup (only 2 feet and this was with another builder) - never hurts to ask them to do it if you want to

Default Late Change Fee

Can someone explain how the late change fee at the design centre works?

If I want to make a change that will cost say $300 by itself, after paying the late change fee of $200 do I only have to pay the difference (i.e. an extra $100)? Or is it $200 for the late change fee + $300 for the item?

If you end up taking the upgrade, you only pay the 100$ extra in your example (so 300 total, not 500). If you don't take the upgrade, they keep the 200. We've gone through this already with Cardel, so I'm sure this is the way it is.
