Good tips. Find out their home marketing plan. Also listen to advice on getting home ready for sale. Location, condition, features, price all matter and you can do something with last three.

The best agent in town will struggle selling a dump under a railway bridge.

I have no stats but think majority of buyers never talk to listing agent. Even an open house is often done by someone other than named listing agent - especially with high volume real estate teams.

The granite, hardwood condition and pantry will either help your home sell faster or at a marginally higher price. The most important aspect is price and how well a home is staged and presented in the marketing plan.

90 percent of buyers search for properties online and take less than 20 seconds to view a home. Make sure your curb appeal and foyer show better - painting the door, outdoor accessories and small, inexpensive items will make a world of difference.

I would also try and be the first to list your home on the market. In regards to pricing your home, consider recently solds, active listings AND expired/cancelled - the latter is often not researched enough and provides some great indicators.

Pricing is relatively straight-forward if you take an objective approach. Agents and home owners both can be very subjective and this is when pricing becomes out of line. Put yourself in the buyer's shoes and ask if you would pay the price you are thinking.

Also consider the changes in seasonal pricing - depending on your home and neighbourhood pricing can very 2-4% throughout the year depending on the month.

Home prices in Chapman Mills are just over 1 percent higher than this time last year.
