I have seen limited minto models with 3 car garages but in the most expensive models only worth asking though if you could buy a regular sized model on a larger lot and add it, since none of those homes with the 3 car garages come that way as a standard feature. they dont even show the option on their floors plans which leads me to believe it is an upgrade.

Thanks for the suggestions everybody! We’re looking at richcraft and they seem to be willing to do the larger garage. I’m more than open to any other suggestions.

Richcraft definitely does it.

HN homes has a new model home called Mayfair in Riverside South. That house faces a 35 ft Richcraft model built on a 44 or 50 ft lot with 3 car garages.

Go to the second floor and look from one of the front bedrooms.

Now that is some internet sleuthing!

So yesterday we went to RS to see the HN Mayfair model and see this 3 car garage richcraft home you pointed out.

Just as we park the owner of that house arrives home. We chatted for a few minutes. He confirms it’s definitely doable for richcraft. Put a smaller model on a larger lot. In his case it was a 35’ Baldwin model on a 44’ lot.

Just a heads up, you will be paying an extra 30k (ballpark) to place a smaller house on a bigger lot and another 30k to add a 3rd garage bay.

Since you have no house behind the 3rd garage bay, you can extend it back further (rather than keep the standard 20 feet garage depth). Might be something to explore.

We have a 44' HN home on a 50' lot. The max we could widen our garage on the lot was 5.5'. We ended up widening it a bit so it's 22x22 and the extra few feet makes an extraordinary difference in the winter. No more shimmying around a salty car and still tons of room for our seasonal gear. Quite a few 3 car garages around here, but all on 60' lots.

HN is the same situation as Richcraft: if you buy a 35' house and place it on a 44-50' lot you can do a 3rd car garage with ease. It's unfortunate that you're only a few years late: HN has four homes built in Bridlewood that have 3 car garages: two Bordens (3250 sq ft), one Winfield (3600) and an Elmhurst (2800). Three were done on true 60' lot houses and one was done on a corner lot that was marketed at 50' but had more width due to the pie shaped property.
Urbandale also has a flurry of 3 car garages in the same area too.

Unfortunately I haven't seen a true 60' lot in a few years so you may have to go for a pie shaped 50' or do a 35' model on a larger property. Good luck!

sestafanos, thanks for the info. Only issue we have with HN is that we don't like any of the models that they offer. But I'll take another look at HN.

Sadly, a 3 car garage usually necessitates a large house (3000+ sqft). There are only two of us and we don't need that much living space.

Metric Homes are currently selling homes on 45-65' lots at Trail View development in the west end. They seem to be much more flexible than other larger builders in terms of customizing the house layout according to the buyer's preference.

The only thing that held me back from purchasing from them is the fact that their lots are right beneath giant hydro lines. Otherwise I would have signed in a heartbeat.
