I was thinking the house market has slowed down, now looking at the price increase, I am not sure any more

May be they whant Ottawa houses prices be same as Toronto.

The cost of developing and engineering the land.

Also the actual capacity of homes that can be built is lower than their expectations.

And homes in Toronto are still far higher than these price increases. $400k would buy you a town-home.

Wow, almost $100k in 3-4yrs...truly awesome for you (then again your next home will likely carry a hefty pricetag too so it kinda offsets I suppose).

I paid $320K base price for a Sandfield, 36 ft lot. I bought it 2 years ago, and have been living in it for 1 of those years. The new base price is $438K!!!

Did anybody else notice that prices are back to what they were before the release? They're actually even a bit lower. That's a pretty big swing in just a few weeks time.

Here are some factors that I could think of (I am by no means a professional in financial or real estate sectors, just offering my thoughts based on info I've gathered so far)

- The interest rate is bound to raise this summer. Maybe Mattamy wants to entice people to jump in now and one way to do so is to keep the prices attractive. I have not been to the sales centre for a while so I don't know how many lots are left.

- Competition. Mattamy is not the only one building in the area as Tamarack and Monarch are also digging. We put a yellow sticky for a lot with Tamarack but changed our mind at the last minute. We actually got 2 phone calls from the Tamarack rep, asking us to hurry up and get in to sign. Not sure if that is desperation or just common tactics.

- Ontario home sales are down by 8% in April (from the Canadian Real Estate Association). Not sure if the election has anything to do with that? Maybe folks are playing coy and see how the Tories will run the shop. Your guess is as good as mine...

- Outdoor water ban in this area. Hate to think that is a factor but it could be a turning point for people who also consider other parts of town.
