Default MPAC Assessment (Kingston)

I had a couple of questions regarding the "Property Assessment Notice" that we received recently.

To make a long story short, there are a few discrepancies that I find odd.
  • They've listed the square footage of our house wrong (it's 101 sq/ft more)
  • The value of our property in 2005 and 2008 is listed as well over $200,000, but it wasn't built until 2011. Until then there was just a farmer's field here. How is that possible?
  • Final evaluation is $67,000 less than what we paid for our house. Does that mean we paid $67,000 too much, or the MCAP guy is $67,000 short?

I've read lots online about assessments that are too high, but too low....not so much.

If they have the dqft too high get it adjusted.

This is normal - they calculate what it would have been worth on those dates.

This is normal - assessed values are not based on 2011 values or purchase prices. There are also things like hst/Tarion warranty in the purchase price that don't count against assessment.
