THANKS EVERYONE!
If you guys run into a bind and are stuck not knowing what you want to end up settling for/how you are going to place your furniture, I would suggest the following to make your lives easier moving forward:

Conduit from above the fireplace to basement
Conduit from corner of the room to basement (for each corner of the room you may end up using to store your AV equipment or for speaker cables)
Recessed electrical plug above fireplace for TV
Electrical plug adjacent to the conduit(s) in the corner of the room

If you have conduits you won't end up using, you can always put the wall plate on it and cover it up, or if that's not as asthetically pleasing, you can drywall OVER the conduit and paint.
