You're lucky to have that option - from what the sales people told us, Mattamy is very unwilling to "not" do things. We found this out before we bought, but are only realizing now what a big impact it has on making the decision to go with outside contractors rather than getting all upgrades through Mattamy. Suddenly, installing hardwood after we take possession has the added work of tearing up the carpet (and possibly having to deal with linoleum in the kitchen - yuck!), and just letting Mattamy do it becomes a little more attractive.....

*Now* I realize that this rule is likely not to avoid theft (as was the reason provided when we asked the sales people ... if they don't install the carpet and leave it rolled up in your basement instead, it can be stolen). Rather, it makes it much easier for you to just do these upgrades through them, instead of after closing.

Anybody else who's bought with Mattamy had any luck in getting them to not install the carpet, etc?

Having had some experience with this sort of thing from the other side, Mattamy probably already has a supply and install contract signed for a tradesperson to come in. If they tell the person not to install it, they still need to pay them for the full job.

These contracts are put in place very very early in the game, especially if they are a regular contractor.

So what? You should be able to ask the builder to simply not install it while still paying for it. Some builders do not even let you do that! (because they make lots of money on the upgrades...)

You got me then.. I just know that's the way it is in my situation. If you are still willing to pay for it and not have it done, there may be some other rule for that.

That was my situation exactly. I told the salesperson "Bob" that we wouldn't expect any compensation for the work not done.

I am not sure why this is so hard for people to grasp...

Your builder must deliver a complete house as part of the sales agreement, end of story.

Not laying carpet = Not a complete house.
Not laying linoleum = Not a complete house.

If people want a specific type of floor, counter, cabinet, <insert desired product here>, then you have three choices.

1. Purchase it through your builder as an option.
2. Tear out the standard and install it after you close.
3. Build your own house complete the way you want it from the get go.

Sure, but you *add* things to the sales agreement (upgrades), so why not "add" the things you want removed.

I don't think carpet is a requirement for an occupancy permit.. which is what a builder requires to close on a house.

I'll see if I can get the details.
