Mattamy's dimensions are incorrect for that lot...they slapped on 88.58' but I suspect it is longer given the pie shape. That said, we paid a premium for our deep lot and land only appreciates in value so if you can afford it, I'd say it's a good investment. We also negotiated our premium so you may want to try that since there is a very small pocket of people willing to pay that amount extra.

That's a shame. While that is one hell of a high premium I would also say it is worth it. When it comes to these types of developments there is nothing better than a large lot backing onto a pond.

Its ultimately up to you. If you are trying to flip it in a couple of years, then I would say no its not. It might give you an edge over someone else however, someone else with $125k worth of upgrades (potentially a finished basement) will get a better return then the upgraded lot premium. It is just my opinion however. The lot looks very nice.

Think what use you will have to this large lot. Are you planning to put a pool? Be prepared to have to spend a lot of time maintaining the garden. If you're into gardening it can be nice, but if you don't have the green thumb and not much time, you should reconsider. Talking from experience
