Default Half Moon Bay West - Barrhaven - Mattamy

I'm starting a new topic for Half moon bay West

so after I researched the market for long time, I went with mattamy again, my first home was with Mattamy, bought in 2016, we figured out we needed a bigger house.

Although i had my complains about mattamy, but you get what you paid for, they are the cheapest in price compared to minto and others, also their quality is much much better.

my biggest thing I hate about mattamy, is the spaces between houses I HATE IT. but we had to go with them again compared with others
Price was the best value for money
we tried mattamy with our first home, experience was not perfect but was not bad either.
The floor plans, we got the westlynn, I know the trend is open space, but L loved caivan but their open concept was ano to us.

Things we had to close our eyes :the spaces between homes, they are the minimum like 4 feet from one side and 2 feet from the other. thats almost a townhome not a single


Things I noticed and made us happier with our new purchase that mattamy, added new things to their standards, air conditioning, eavestroughs, and smart home thermostart, Ecobee 4

our lot is backing to the pound that is connected to jockvale river, we had to pay premium 40K. our closing is july 2020

You outgrew your house in 2 years? They're the cheapest, you get what you pay for and their quality is much much better?

Yes it was bad planning on our side....

I meant that the quality is not bad compared to what you pay. Reasonable, ofcourse the are not the best.

Great to see your post. Curious if you moved in as planned in July 2020 given the pandemics? If you had already moved in, did the house meet your expectation? Any information provided will be appreciated. Thanks in advance.

Yes I moved, there was a delay 2 months, but was fine. Nothing major to report, Mattamy standards, where there are some minor issues but overall satisfied.

A friend of mine moved weeks ago with Mattamy. Their experience is prefect so far and happy with the result. compared to many friends who closed with Minto their experience is soo bad unfished or poorly finished stuff.

Congratulations. So it did not delay much. It was great.

May I ask about your experience in the design center? When did Matttamy contact you and how you prepared for it? What was the best you chose and did you have any regrets?

The design center appointment was in January. so it was 7- 8 Months

no regrets but I would do the hardwood with the builder next time.

otherwise, I had countertops. hardwood, pot lights done after I moved in.

Things better do with the builder, insulation, solid doors, hardwood, tiles, bathroom countertops. double sinks, hardwood stairs, if you have 9 foor celeing then upgrade the hight of all doors and closets , it will look nice.

when you are closing, what model do you have? where did you buy?

Congratulation for your new home? What is your model? we got Parkside

Where did you do the countertop? we did all bathrooms and kitchen except the kitchen Island we wanted to do waterfall but it was extremely expansive with Mattamy? other than that we did everything with them?

Thank you for your information and advices. Appreciate your help. I am a first-time new home buyer, so my questions may sound naive to you. I will be on the other side of the pond, and the closing date will be the end of August 2021. I know yours is Westlynn. Mine will be a Walnut.

I didn't get what would be double-sinks. Also what do you mean by "insulation"? Should we have enhanced insulation? Where? I heard that the second-floor laundry could be very loud and may shake the house. Is it true?
