![]() The problem is that his house sits 6 inches above ours. So when they put the gravel, I noticed that there was a steep slope toward our house since it sits lower. I told him that when it was grass, there was a valley in the middle to allow water to flow away from the house, but he said you cannot do that with interlock. Is there anything you can do to avoid too much water going onto our side? We had a leak in the basement a couple years ago, but it seems to have been fixed. |

Maybe they can place a six inch wide trench in the middle and fill it up with small river rock to help with drainage.

The height of your neighbours foundation above your homes foundation at one side of your home should have nothing to do with proper lot grading. Homes built on roads that have even slight slopes will always end up with higher homes on one side and lower homes on the other side. This even occurs on roads that appear flat but are not.
Your landscaper MUST ensure that the lot grades slopes away from both homes and they must also ensure that your neighbours lot grade must not slope towards your home. You must insist that the landscaper does not finish this work. Note that if you were to complain then the municipality could force the company to rip everything out and re-do it. It's so ridiculous that so many companies have no clue about the rules within which they are required to operate. Landscapers at minimum must at least know all of the lot grading rules and foundation height above grade rules.

Without seeing what's going on I can't say what to do but I think someone is either over complicating the problem or that the landscaper does not know how to do this simple task properly. Often the grading between homes done by builders is very simple and often not terribly effective but it should be a simple starting point.
The OP, who is on the lower side will need to make sure that the finished grade of the interlock is not too high thus covering the foundation. Not sure if the house is brick or siding but the finished grade of the interlock must still leave 6 to 8 inches of foundation so that the bottom of the brick / siding is not too close to the ground.

Here are a couple codes that every interlocking, landscaping, or concrete company needs to know that may be relevant here.
Rule 9.12.3.2. Grading of Backfill (1) Backfill shall be graded to prevent drainage towards the foundation after settling. Rule 9.14.6.1 Surface Drainage - Lot Grading. (1) The building shall be located on the building site graded so that water will not accumulate at or near the building and will not adversely affect adjacent properties. Rule 9.15.4.6. Foundation Extension above Ground Level. (1) Exterior foundation walls shall extend not less than 150 mm or 5 7/8 inches above finished ground level.

We talked again with the landscaper and now he proposed to do the interlock in a V shape. That way, water flowing away from both houses will be going into the bottom of the V.
I think this is the best solution for both houses. |
