We don't have children, but our neighbours on both sides have young children and there are a few other families on our street with children. I haven't heard any complaints from them about the schooling and they seem happy here. I drive to Richmond Hill and haven't had any issues with icy roads. The drive has been quite good, even in the rain today.

I'm usually at 45 minutes and that's leaving at 7:30 in the morning. I exit the 400 at King Rd and it's at that point you see the real traffic start and get busy. And it's usually the same heading home too and that's at 6pm. When I lived in Richmond Hill and worked at the Bathurst and Sheppard area, it used to take me 45 mins. So I much prefer this 45 min drive to a home by the lake

Smile Late Summer Closing


We are scheduled for a late August 2013 move in date......
(fingers crossed). For those that have moved into the
community with kids could you kindly post how things are going with the
school and just the overall transition for them and your whole family.

Default Wood Floors

Just wondering if anyone who has already moved in and got hardwood flooring has been having issues with it? For example, lots of wood filler, gaps, etc?

Hi. I have not yet moved in but we are being told that perhaps delays will be coming. We were told end of August.....

I was sure it would not be on time but in the beginning everyone seems
so sure about permit timelines and how long it takes to build a house...so it is a
bit frustrating.

My question is....what was your response when you mentioned this..I am assuming that you are having this issue with your floors? was this the only thing
you noticed regarding workmanship?

Default Delayed

We just received our first notice of delay ...what was late August 2013 is now Late November 2013.
Can anyone please comment on your delay experiences and perhaps when your first tentative move in date was to how may delays after and finally your possession date?
I really appreciate it.

It was nice to see that the footings were done when we went 2 weekends ago. Fingers crossed for getting in sooner than later

Overall I'm very happy with the house. If deficiencies come up, you have to just keep at them to get it done, otherwise you wait a long time. We finally got some repairs done to the flooring the last week of September. The rest of the issues with the hardwood - moving, shifting, creaking when you walk on them - I was told is an issue with the subfloor, which the builder has to fix. Peter, the man I dealt with from the flooring people, was amazing and took care of issues with the boards themselves. He takes pride in his work and is meticulous. He was the one who informed me of what the reset of the problems were caused by (subfloor) and that the builder is responsible. We are coming up on our one-year with Tarion so it will for sure be added onto that.
