so you did a framewalk a few months ago, one a week before closing and then you'll do another one at closing?

It sounds your inspector is a very good one. Could you recommend the inspector to me? I would like to hire an inspector for the one-year form. Could you PM me the contact info of the inspector? Thanks!

homie: This is what you get:
FRAMEWALK before drywall
PDI a week before closing
nothing at closing but your keys
30day inspection report( i beleive the builder comes to the home at this time)
1year inspection report

i see. is this required by every builder? and what exactly is the 30 day and 1 year inspection report? are they reports on the progress of the outstanding issues on the house?

You should refer to the Tarion Home and warrenty Website for some of this information as well. There are deadlines and time frames that must be met with them.

Every builder will offer a PDI, as per when they do can be different with each builder. Some times 2 weeks before a day before closing..Depends on their progress really I guess.

pretty shocked to read this - you've got a lot of reading to do - as suggested, check out the tarion website. if you don't stay on top of your tarion dates AND follow up by submitting the forms and scheduling conciliation inspections, you will have a lot less leverage to get your builder to fix things.

The tarion site also has a checklist to print off and bring to your pdi. tells you what you should be looking for, has some things on there that you might not even think of.

Why is it so hard for you to search this stuff? You ask the most basic questions sometimes... like what kind of lightbulbs to use... or what Tarion 30 day and 1 year forms are. This is the sort of stuff you should research before buying a new home.

Crack open a search engine already, or even easier, use the search function on the forum.
