Default 9Ft Basement Ceilings

How are the 9 Ft basement ceilings being made. Does the builder build that extra foot through the use of framing.

The reason why I ask is because I ordered the 9 foot but my actual foundation is not 9 ft and they haven't even poured the concrete floor yet in the basement. Its off by a couple inches ie 106"

I'm thinking they make up the difference by framing the subfloor structrue of the first floor to make up the difference giving you 9ft ceiling height.

Can anyone confirm this

I think you'll find the standard basements are not even 8 feet. Mine is just over 7feet if I recall. Your 106" is just over 8 feet so I'm thinking that's what you're getting and that's considered 9 foot to the builder. The floor joists will sit on top of the foundation so I can't see the framers adding any additional height to your basement. The basement height needs to be made up through the height of the concrete foundation.

you'll get a couple of inches from the sill plate (what the floor joists actually sit on), and they can frame up from there, but i've rarely seen that (usually just for walk-out basements). you'll probably end up with a finished height of around 105" to 108". you'll also have lots of mechanical (ducts, beams) that will hang below the floor - when you get a duct crossing a beam, you can lose a foot and a half easily, so the 2" you're worried about won't seem like much.

A standard basement concrete pad is what, 4"?

My builder made a point to say "almost 9ft ceilings", because the 8ft ceilings are actually 7ft 8"... that 4" is pretty much what I'd expect the floor height to be.
