Default Crack in foundation

Hi everyone,

I went to look at the house this weekend and my husband and I noticed that there is a crack in the foundation in the garage area from the top of the foundation to the bottom of the garage. Should I be concerned? I took a picture of it in case I needed it. The foundation was poured in May (May 9th to be exact) they just started framing the house this weekend and it had time to sit and settle I don't know what happened.

Can anyone shed some light on this issue for me please.

Depends on the size of the crack and where it is.

If it's on the outside wall of the garage, I doubt anything will be done about it since it's not living space.

But make sure it's mentioned on your PDI. You have 2 years to put in any warranty claims for foundation cracks that cause leaks.

Default Crack

Hi Greg,

The crack is in the inside of the garage wall on the right side when facing East (towards 4th Line). I have a picture and I'll make sure to mention it during my PDI. Is it normal for cracks to occur?

Small cracks can ocurr. It does happen. We have a few in our foundation, but they do not go all the way through, or at least not enough to cause a problem. We have noted them in a 1 year reports though.
