Has anyone received their mpac Property Assessment? The Property valuation seems to be extremely high, would have loved this if I was selling but I don't plan on paying $10K/year with their ridiculous assessment. Does anyone have experience on what can be done or share ideas on how to handle disagreement on the assessed value?

I haven't received my MPAC assessment yet, but given the market I would guess most/all houses in the neighbourhood would be $1m+. At a .09+% mill rate ~$10k/year in taxes would be expected. I know you can appeal the evaluation but not sure what value is expected.

Yes, I'm not a fan of paying taxes but my MPAC seems fine to me. Maybe your expectations were off? In year 1 my MPAC value is less than what I paid for the house, and after the 4 year phase-in the MPAC value is still way below market value for the house today.

This assessed value is too high than what I paid for my house. MPAC follow the assessment which the did on hiusing market hot season 2016. I guess we should voice up to all councillors and MPAC to revise their valuation

40' lots are selling (one just this week) for $1.1M which is significantly higher than the purchase price. I feel that the market is lower than what it could have been a year or so ago, but we are still up significantly from our purchase price (probably ~30%). Having MPAC estimate above purchase price is to be expected.

Default According to the builder we cannot do fence now!

Some of the neighbors trying to do fence, according to the builder we cannot do fence within 2 years of possession. Also the quote the post on printout too high. We did in other area before 2 yrs for 28/ liner foot. So share $14 / of. Each owner paid $14/per litre liner foot. Who ever dealing please Try to get best deal!

You could call MPAC even your appeal date passed. They will guide you to apeal. They will help you! Non of the city do tax close to market value! This is really horrible!

Did anyone install AC yet? Looking to install one soon, anyone interested in group buy?

I had an AC guy come over today and he said my furnace 8BTU is way too small for my house size (3500sq ft). What is your furnace BTU ?

I guess some one trying to cheat you! If that not enough builder won't install or Ontario building code inspection wouldn't pass. Try to get second opinion!
