Question Lyttonpark by Medallion

Hi Everyone,

We have recently bought 45' lot plan from Medallion in their Lyttonpark project at Anderson and Dryden Whitby. We are bit concern around the upgrade cost and need suggestion what should be worth spending money with builder and what can be done easily after closing. Here are some listed upgrades they have given while scheduling architectural appointment, I have asked for pricing for some other in our wish list:

Basement ceiling upgrade to approx 8’2”_ on approved models $ 12,000
9’ ceilings on second floor ____________ on approved models $ 13,800

Anyone else out here bought recently with them and been through Architectural appointment, please share your experience.

didnt buy in this development but here are my thoughts.

the floor heights would be on my list, budget depending i would get all floors done (especially if you plan on finishing the basement)

basement bathroom rough in (going back to if you plan on finishing)(looks like its included for you)
extra basement window same thing.

smooth ceiling people say they want, but it doesnt bother me especially with the 10 feet cieling i dont notice the popcorn, that being said, 4300 per floor is too much.

pot lights prices are on the high end, but get a capped lighting outlet in the living room, so it will be easier to put in pot lights after wards.

water line fridge can be done after wards

gas line for stove if you need that can be done afterwards.

shower upgrades will more or less cost almost same afterward, plus the added hassle.

i personally have never used cold cellar for its intended purpose. so that a no for me.

must get the garage door opener receptical, just a cash grab by them.

appliance receptacles depending on what you are gonna buy will need to get done.



EDIT looking at floor plans for 45 foot lots many of them have finished rec room under kitchen, in that case you will have to get fridge water line/bbq stove line done by them

Default Basement walkout upgrades and ceilings decor

Thanks dchu for your response.

I am also wondering would it make sense to take walkout basement from builder? As you see they are asking $25000 just to get walkout to backyard.

At the same time, we asked for waffle ceiling in family room and coffered at main entry, charges they are looking are $4000 and $1500 respectively. For crown moulding at main and 2nd floor they are asking $15000 and for staining stairs $7200. I am not sure if these are cheaper doing outside after closing. Reason we are more concern on upgrades is builder is looking 50% upfront for all the upgrades and rest 50% to go to mortgage. Do you know what other builders in Durham are doing for upgrade financing?

We had our current house from BayCliff and they allowed 100% financing for upgrades.

Default Medallion experience in Lytton Park project

Hi Readers,

Anyone who purchased from Medallion in Whitby Lytton Park Project in past releases, can you share your experience during decor and pdi? How is work quality from them and shell we expect any deal at decor or support to get quality choices in standard and upgraded material?
