Talking Minto - Mahogany

Looking to start a main thread for the mahogany development. Our home is currently being built. Anyone have any comments about upgrades they put in, or any experiences they want to share once the building has begun? Any tips for little things to look for at the inspection that we wouldnt normally think of? this is our first single home so we are a little nervous!

We ended up doing quite a bit of upgrades, but wish they had allowed us to add more windows that were not part of the engineering plan. i found the upgrade pricing to be very reasonable for most items.


Kitchen:
-quartz approx 1100 for level 2
-extended cabinetry to the ceiling and to the end of the wall approx 3400
- some glass cabinetry 140/panel
-a garbage drawer unit approx 650
- chimney hoodfan with extended backsplash to the ceiling, and level 5 backsplash approx 2800
-potlights and a capped light in the centre , i think approx 1200 for 6
-hardwood flooring (free)
-triple patio door approx 1250
-vacpan approx 200
- soft touch technology on the drawers 170 per unit

Living room:
- tiling of the fireplace to the ceiling approx 1700 i think we put level 4 tiles
- potlights 4 of them was approx 1000
-crown moulding approx 350

Other:
- crown moulding on rest of the main floor approx 550
- open to basement with a finished lobby approx 2500
- black iron spindles on all railings approx 3500
- wood staircase with a carpet runner approx 5500
- hardwood in the second floor hallway approx 1200
- potlights in the upstairs hallway
- dimmers for 3 of the potlighted rooms
- level 6 tiles in the foyer and powder room approx 1900
- level 4 tiles in ensuite bathroom both on the ground, tub wall and shower approx 2000
- upgraded hardware
- upgraded powder room sink unit approx 140
- full glass shower in the ensuite approx 3500
- quartz countertop in the ensuite bathroom with a double sink approx 2600
- upgraded to berber carpets in the bedrooms
- tv wiring, AC, alarm system and central vac wiring
- garage door opener unit approx 500
- AC unit 3600
- natural gas bbq rough in installation approx 350

The only thing that bothered me is that we had to pay to have the upstairs hall way half wall turned into a railing.... our model seems to be the only one that doesnt come with a railing as standard..and it cost us around $4000.

We were very happy with the service we received, and the selection options. Really looking forward to seeing it completed

Hi there

We are moving March 5th There's barely any talk about Mahogany here.. glad you posted something. What street are you on?

Very happy with Sandy. We were originally with someone else downtown and the experience was not the greatest. She was a nice person, but we feel like we missed things (like microwave shelves, etc..)

Sandy has saved our bacon so far.

we are moving jan 31st! we are off spindrift, on the 38ft lots. you?

Oh we never spoke with anyone downtown but yes he definitely knows his stuff. what do you mean the microwave shelf? i am pretty sure ours came with one as it is in the sketch. did you have to add one? what other types of upgrades did you learn about that perhaps could be missed? i luckily found out at our last finishing appt that we could choose real wood cabinets as level 1! i had no idea until that point and just assumed that those were an upgrade.

Hah -- us too... we are on spindrift as well.

What do you mean about real wood cabinets? We didn't know about that!

In the same stains provided?

For the microwave shelf.. we want to delete it and have it built in. For our upgrades, the baseboards were not too expensive, and the conduit to the attic I thought was important.

Oh nice! you are one of our neighbours

yes! you can get real wood birch cabinets as level 1..they come in in any colour.... we chose white for the kitchen and ensuite so they will be painted white and will be opaque, and grey for our second bath. anything other than white is a stained wood finish.

We ended up just getting standard baseboards because we were told it was a couple thousand to upgrade them

what does an attic conduit do?

attic conduit allows for future runs, like solar panels.

It's a dropped pvc pipe from the attic to the basement

oh thats smart...especially for future solar panel capability.

we signed in October. you?

yes it looks gorgeous, and so does the sketch for the rest of the phases. they are also putting in a public school in phase 2, fyi if you have children.
