Default About to take the plunge into Fairwinds

Hi everyone! First time posting, after lurking here and in other housing-related forums for hours last night.

Am about to take the plunge in buying a Mattamy urban townhome in Kanata Fairwinds, will be dropping by the sales office in a few hours. I sure hope I'm making the right choice. Previous to considering this 1700 sq ft townhouse, I was looking at a Java condominium (900 sq ft) in neighboring Jackson Trails...

Thanks to all who have contributed to good discussions here which made for good reading and (hopefully) more informed decision-making.

Out of curiosity, did you look at the semis / townhomes in jackson trails? I think that there are some (not Tamarack though, only Tartan I think).

As for "making sure you made the right decision", all you can do is do your homework properly and after that, there's nothing you can change. If cost is a big issue, be sure to not get suckered into the expensive upgrades and compare the basic features between the builders you considered. You could also go on the city of ottawa and extimate your future property taxes.

Yes I did (well, semis... they didn't seem to have any townhomes to show me when I visited). The Sensational Semis are too much for me (starting at 240K before options) and the Semi Sensationals didn't excite me (particularly the entry level plan, where the only bathroom in the whole house was upstairs). The ones that are priced similarly to Mattamy's offerings are still small. Not that I mind small, but Mattamy seems to offer better overall value.

I'm looking at a 2-bedroom unit, 1700 sq ft priced at 198K before upgrades (and 5K incentive). It seems to offer the most value: similar location, 3 stories, double garage, large deck. Yes, I see they cheap out a bit by not offering things like 9-foot ceilings, but I'll survive. I'm planning to keep the upgrades low-key, and will ask about:

- hardwood flooring in living/dining
- ceramic in bathrooms and foyer
- conduit for future wiring (not sure if possible in a townhouse)
- upgraded carpet and underpad elsewhere
- appliances (3 included ones)
- microwave or shelf

I'm willing to forego some of those to keep costs down, but unless Mattamy is pricing them a lot higher than competing builders, I think I have a good idea of how much this will all cost.

Checking the prices of upgrades BEFORE signing is an excellent idea (like you'll be doing) because it's too late after (ie: if you want it, you have to pay for it because you've already signed on the dotted line). If you can, do not buy the appliances through the builder... The price from Mattamy is lower because it's 3 stories (as you might know), which is perfectly fine if you don't mind having to use the stairs all the time. As long as you know the pros and cons of what you're buying, you should be happy with what you'll be getting.

Maybe the only townhomes in jackson trails are "manor homes".

Well, I did it! I took the plunge and made an offer on an urban townhouse. Everything seemed to go well, the salesman was very friendly and the prices for upgrades even seemed pretty reasonable (the $5000 opening incentive is just about enough to cover hardwood in the living/dining area as well as ceramic in the kitchen/eat-in area).

Got my financing in place, all I need now is a lawyer. Wow, those disbursement fees sure do get up there! (I was quoted $600-700 just for those, and the lawyer fee on top of that!)

I'm with http://www.jacquesrobert.com/ , low fees and I had no issue with them when I bought 5 years ago. He also answered a few of my questions pretty quickly over the phone (without charging anything!).

Out of curiosity: on the bellshore, it says that there is a door from the garage to the foyer "if grading permits". Does it permit it? It's a major PITA otherwise.. you have to walk around the building!
