Default Landing at Riverside South vs. Kanata Lakes (by Urbandale)...

Hello everybody,

We'd appreciate everybody valued comments and opinions about the pros and cons of a new home in Landing at Riverside South vs. Kanata Lakes (both built by Urbandale)...

Our point of concerns of which we'd appreciate everybody's input are:

1. Commute to downtown in rush hours and also in winter times
2. Reaching to any of the highways (either 417 or 416) in rush hours
3. Mix of people's ethnicity in neighborhood in both areas
4. ROI in few years time (5 to 7 years), which area's house price would probably grow higher
5. School quality in each area

Any other point of contention that you can think of would be highly appreciated.

I don't live in either of the neighbourhoods but here's what i think i know...

1. Commute to downtown in rush hours and also in winter times
- I am in Barrhaven - literally on the other side of the new Strandherd-Armstrong bridge that is coming up. Commuting to downtown (Prince of Wales + Colonel By) takes between 20 (good) and 35 mins (winter). Ofcourse on snow storm days it takes longer but thats true anywhere. From Kanata to downtown you would take atleast 30 mins.

2. Reaching to any of the highways (either 417 or 416) in rush hours
You would rarely use the highways from Riverside south unless u wanted to get out of the city. I have never used it to commute.

3. Mix of people's ethnicity in neighborhood in both areas
Can't comment since I dont live there.

4. ROI in few years time (5 to 7 years), which area's house price would probably grow higher
Again no idea. But I would assume it would be similar for both. Both have pluses and minuses.

5. School quality in each area
I believe the schools in Kanata are rated pretty good. I've had a couple of friends move to the area to take advantage of that (high schools not elementary). No idea about Riverside south schools.

1. It takes less than 20 minutes to down town from Kanata Lakes when the weather conditions are good. It has only taken me more than 30 minutes to get home in the winter when the roads are really bad. The expanding on the highway has made a huge difference - there never seems to be traffic now.
2. The 417 is approx 3-5 minutes away.
3. Not sure.
4. Kanata Lakes is known to be a good neighborhood, and I strongly believe that this is a better area to invest in.
5. Not sure.

I am currently living in Riverside South community. It takes me ~25 minutes to drive to downtown (by Bronson).
