Basement Finishing and Renovations Has it been 2 years already? Time to work on finishing the basement into some extra living space.

Default How many of you got building permit for basement finishing?

Hello home owners

do you / will you get building permit from the city when you finish your basement? ( Electricity permit is definitely needed though)

I asked a few contractors, all of them said only 5-10 % of their customers got building permit from the city, so majority didn't. So what would you say about it? I don't think when selling the house, the buyer would want to see the building permit as most of home didn't get it as per the contractor's saying. So the only thing to get the building permit is to pay over $1000 for property tax.

Not sure you are going to find many people admitting in a public forum that they've done extensive work on their house without a permit!

a lot depends on what you are doing down there

the permit / inspection process is set up so that you can be comfortable that the work is done in accordance with building codes

plumbing problems, insulation and moisture barrier problems, structure problems can cost you $000s

Actually I also called my home insurance company, they said building permit is not required, but they ask to get hydro permit. After renovation, my insurance premium would go up $80 per year which is no big deal.

heres the possible problem - you have a problem and at claim time they say oh no permit or inspection? oh sorry no coverage then

Our builder is doing rough-in for the future bathroom which includes framing, electric, plumbing and ventilation. Does it mean they already have this permit?

What else we will need this permit for? Electric wiring for the bedroom and another room? Or we need this permit to place a bathtub and a toilet? I am confused.

Interior and exterior structural alterations, such as,
-adding or removing walls, i.e., creating different room sizes and/or uses
-one and two storey additions
-new windows where there were none before
-enlarging or relocating a window or door
-finishing a basement
