Default Cost of finishing basement?

Hello all, a builder is asking for $12500 to finish a rectangular basement 12ft x40ft. The basement will have carpet, not even laminate. Can I have some opinions on the price? Thanks.

We spent 80k on 1300 sq feet.

basic basement with shower, washroom a small wet bar, laminate flooring and about 20 potlights for 1000 SQF
1. You do it except electrical and plumbing it is 10-12$ sqf
2. Get a reasonable contractor to do it and help him out (again electrical plumbing not included) ~20sqf
3. Get a reputable company do it, all costs included ~40-60$sqf

That's a great price, IMO

Also means it is covered under Tarion warranty.

That will be carpet over poly. It will be a cold floor, and it will have no protection from even a minor flood, but it will be carpeted. What you're probably getting is four stud walls, drywall, minimal electrical outlets and two or three builder's standard light fixtures.

The price is good, and being part of the Tarion warranty is nice on one level, but I don't put much faith in Tarion. I'd ask about some sort of dimpled membrane with an air gap below to allow moisture to escape. That should be a minimum thing these days.

Always good advice but I fear they will probably charge more for the membrane than it will cost to just replace the cheap builder carpet if it ever does happen (and lay the membrane at that time).

You're probably right. In fact, you could probably put down the membrane and then relay the same carpet. Or maybe not. I'm not a carpet guy.
