Most new builds will need to be painted right through as builder paint is very low quality. You will have to buy all new window coverings. You will have landscaping, fencing, eavestrough, and if desired, decks and patios. Garage door openers and closet organizers. Depending on your choices at purchase, some people decide to do hardwood flooring and upgrade countertops and faucets after closing. Some also look at bathroom mirrors and bathroom towel bars and whatnot after closing. Depending on your choices, you can easily spend 5% - 20% after closing on additional costs in a new build. And that is without touching the basement.

This is spot on!!! We bought a brand new home and sunk a good 50k in upgrades with the builder including putting in the ac and garage opener through them so i figured we were mostly done. I was so wrong. The expenses just keep piling on. Eavesdropping, storage shevles, blinds, alarm system, "little things here and there". I recommend to anyone that they keep a couple thousand for move in costs in their budget. We havent touched the basement or backyard yet.

Some stores might do that. But it definitely isn't a company wide policy. And any benefits that the sales staff get don't come close to the 50% mentioned.
