We signed for a 20K for a lot backing onto a dry storm pond and a year later, builder called to say city rezoned and houses would be going behind us. Just be aware that you may not be getting what you think.

Yes they did but it sucks when you've sold your previous home to purchase a smaller lot to have no rear neighbours.

We paid $60,000 for a 45' lot with Tamarack that backs up to a conservation area (forest with river behind). The 50' lots next to us were over $100,000!

Edited to add: We are in Kingston in the Riverview subdivision.

We paid a $15k premium with Caivan. The model we bought has to sit on a corner lot but the lot we got is tucked into the community, irregular and oversized shape, small side street and around the corner from a park.

Rarely are there guarantees for lot premiums. Things can change in the future.
