Default Shingle on Minto house

Hi,

We bought the Minto house and will move in recently. Minto sent us a letter saying that 30-year laminated shingles should have been installed on our home, but in fact 25-year regular shingles have been installed. They admit it was an internal error and would like to compensate $3000 for the substitution. I'm glad they notified me, but I'm wondering if it is enough?

Any comments on it?

So they are giving you $3,000 and the difference is 5yrs and laminated vs regular? Sounds fine to me. Do you really want to go through the hassle of changing/replacing them?

I'd be fine with the mixup personally and appreciative that they let you know. Did you notice? It doesn't sound like it, and frankly does it really make a difference in the way you view your home? I'd also bet it doesn't.

You've got shingles on the house now and while $3,000 won't cover completely changing them (which is not what they are compensating you for), I'd be happy and use the money for other more important things unless the colour of the regular ones really bothers you and you can't sleep at night because of it.

Good on Minto for that.

Generally, shingles do not last their life expectancy, especially in Ottawa. The weather sure takes its toll on it.

To get an accurate idea of the value ... contact a roofing company and have them estimate what it would cost to install both kinds of shingles for your specific home. That'll tell you if the compensation being offered is fair.

I'd say that's very fair. If you're still at the framing stage, perhaps you could try to finagle that into more than $3000 credit in terms of upgrades?

take the $3K and run. Invest it and in 25 years you will have your new roof paid for and then some.

Warranties on shingles generally are not honored by the companies anyway. There are so many stipulations that to egt them to honour their warranty is difficult. They tend to blame the defects on installation etc. So i would say take the money.

Minto is good this way. In our current house, we noticed discrepencies between floorplan and final build and got a couple of $1000 cheques.
