Default Mortgage Rate update...April 15th

5 yr fixed rate has dropped to
2.99% insured or up to 65% LTV(purchase or transfer), 120 day rate
3.04% up to 80%LTV(purchase or transfer), 120 day rate

7 yr fixed rate
3.49% insured or up 65% LTV(purchase or transfer, 120 day rate
3.59% up to 80% LTV

10 yr fixed rate
3.54% insured or up to 65% LTV(purchase or transfer, 120 day rate
3.64% up to 80% LTV

Best rates I have available to date.
Remember that in Canada, any term longer than 5 yrs(the 5 and 7yr) can be paid to zero anytime after the 5 yr anniversary with ONLT a 3 month interest penalty... no interest differential applies.
The 7 yr and 10 yr become very interesting options for anyone who is budget conscious.

Otherwise a great time to be selling a home, very low inventory of good homes, so prices are up with multiple offers happening in the resale market in many areas in Ottawa. But actual sales #'s I believe are down.

Default Mortgage Rate update...April 24th

So good news today that the Bank of Canada Rate will remain unchanged with negative economic news that should keep the rate where it is for at least the next little while.

As for the mortgage rates, still some downwards trending with the 5 yr fixed still showing the most movement.
No real change in variable rate for awhile.
Best 5 yr fixed variable rate with 120 day rate hold for insured would be
Prime -1.10 or 2.85% today
with MORE than 20% down payment, then Prime -1 or 2.95% today

For 5 yr fixed rates, closing 120 days for insured, rate would be 2.94%
2.99% with MORE than 20% down payment

Hi Dan,

I got quoted 2.94% for a full feature 5 year fixed closed mortgage, 40 day rate hold. Down payment is approx 50%, looking to see if there are any better deals than this.

Who's the lender? Sounds pretty good.

I feel like rates have dropped a bit more in the last couple weeks. The 2.99% 5 yr fixed from HSBC has not changed from what I've seen, but I've got TD now matching this without much dancing and RBC at 3.05% with $1750 in cash back which is the same thing.

Now seeing that rates did in fact drop as of yesterday. The HSBC 2.99% is now 2.84%. Which explains why RBC and TD were able to come so close in the last few days.

Looks like HSBC has dropped their 5 year fixed to 2.74%. Some conditions apply so I'm waiting to hear back. I believe it's for insured mortgages only.

No. Heís said earlier that they donít work with brokers.
