Default Lot premiums - how much now?

Curious what lot premiums are looking like in today’s market. Anyone have any idea what different builders are charging and for what?

It depends on the lot, and what you have around you. There are premiums for enlarged lots, irregularly shaped lots, back onto school, back onto park, face park, back onto nothing, corner lot, nothing beside you, etc.

We paid $21K for a slightly enlarged lot that backs onto nothing.

The smallest premium I know of is 5k for elongated town lots and largest is 90k for detached lots backing onto a conserved green area (Richardson Ridge in Kanata).

I saw a lot premium of 170K for a Richcraft lot at Pathways @ Fernbank Crossing. Enlarged, Elongated lot, backing onto forest, side onto forest, corner lot, with an extended driveway, across the street from a park.

There's even premiums on lots that aren't on a main street and having a single driveway (townhomes).

$21k sounds cheap in todays market. Was this recent?

Cardel in Blackstone. $95k for pie lot backing onto half a creek and half park. The other lots started around $50k for no rear neighbours. Park lots were cheaper than creek lots.

We paid 10K for our elongated lot with Richcraft. It really depends on where the lot is, size, and how different it is from the rest.

We paid $10k lot premium to back onto a future primary school, with Richcraft.
