Default Closing Dates

Hello everyone.

How well is Urbandale keeping up with the closing dates?

I read here that some people were supposed to move in by March 2019 but I assume those got delayed?

What is your original closing date? and has Urbandale changed it since then?

Our closing date is in April 2020.

Drove by the other day...they don’t even have their models open (supposed to be ready back in October / November), and have finished framing just one row of towns. Nobody has moved in - I’m sure everyone has been delayed, and based on what I saw last weekend, they’ll be delayed again.

Looks like they did a little price increase today.

Have you guys being driving through the development much lately?? Lots of homes are framed. The first row of towns that were supposed to close in March are all bricked. Our home is on Rathburn - It's all framed but doesn't seem like they've done anything in the last month.

I was chatting to a lady at the Findley Creek Canadian tire last week. She said was talking to one of the labourers from the development who told her there was going to be a Starbucks opening in the plaza. Strictly a rumour at this point, but I wouldn't mind if it were true!

That’s basically where Urbandale and HN are at with most of their houses. Framed, but little else. They can’t get windows in fast enough.

I drove by the site today and there are a few homes that seem almost ready. I guess these are the future model homes.
There are now windows and doors installed on many of the townhomes. Seems like things are back in full swing.

Looks like another prices increase happened recently for townhomes

Apollo - Interior Unit Starting at $434,900

all the way to..

Atlantis II - End Unit Starting at $495,900

Yea prices went up again a few weeks ago. I've got about a 500% return on my $15,000 deposit so far!

What do you guys think about the Lillythorne development just above us?? Claridge released a whole new line of higher end looking homes that they will be building in there. They are allot more contemporary than the stuff they usually build. I think they will blend in nicely with the modern vibe from Urbandale and HN.

We have our electrical walk through this Friday. It will be the first time i've been in the home. We drove by a couple weeks ago and saw a nice big green transformer box in our front yard. It's going to look terrible considering how small the front yards are. It sucks to pay a premium for an end unit lot, and then get one of those things slapped on it. It seems like they are all on end unit lots since there is room between the rows to run electrical infrastructure to the next block. Would have been nice to get a heads up about that. We actually asked the sales person about those before we picked our lot and she gave us some BS answer just like how she told us they hit 99% of their closing dates.

That row that was supposed to close in March is almost looking completed. Who knows when they will actually move in.
