Lightbulb Our new home thread_Findlay Creek

We just got our first home in Findlay Creek from Tartan. The model is Ashton.
Hope our post will help for the future buyer

*Why Findlay Creek?
We did think about buying the same model in Poole Creek, however, before we reserved a lot, I read some old news about the landfill and its re-opening. So we then reconsidered and went for Findlay Creek instead. Here are some of our thoughts.
- FC is a little far from DT, but still inside Ottawa.
- FC is close to the Airport, but we checked the flight routes and noise level and it seems to be ok,
- It is close to the future light rail station (in 4-5 years).
- The shopping area is nearby, even though is not very big, it still seems to have almost everything we need.
- The new elementary school opened last year, it looks very nice and is very close to the lot we purchased.
- The lot we got is close to a park.

Concerns:
- Wetlands; FC is right beside the Leitrim wetlands, and as we have only been there during the winter months, we are a little worried about insects from there, since it seems to have a lot of standing water.
- Traffic: from the city plans we saw, Bank street and Albion road are both supposed to be expanded. However, currently, there is a lot of traffic down both during rush hour, making the commute long and tedious. More and more builders are opening up projects in FC, so the traffic will probably only get worse at this rate.

* Timeline:
- Signed the APS: March 2018
- Design Center 1st & 2nd appointments: May 2018
- Expected construction start: June 2018
- Expected construction finish: Jan 2019

Upgrades
What we choose was mostly dependent on whether or not we could do it ourselves (for cheaper) in the future, so a lot of the upgrades we did end up going with were structural, or would be a huge pain to tear out and install new.

Main Structural Upgrades we choose:
* Basement:
- Open Basement - also changes the staircase to be self-supporting
- Raise Ceiling height to 9 feet - we are planing to finish the basement ourselves after moving in
- Extra basement window - West facing
* First Floor:
- Optional kitchen layout (extra window) - includes a bulkhead above cabinets to hide the venting for the hood fan.
- Extra window in the breakfast area - East facing
- Water line for fridge
- Bump out the fire place by 6 inches and raised it by 12 inches.
* Second Floor
- added 2nd sink in main bathroom
- deleted shelf in walk in closet - want to do nicer shelving ourselves later

Other Notes:
- We put a deposit on appliances for the kitchen including a hood fan because the form the design center provided to fill out with appliance information has a space to fill out for a hood fan on it. Unfortunately, they will not delete the cabinet above the range to make a space for a hood fan for you to install it yourself, unless you buy a hood fan through them, otherwise it it will stay as the standard OTR microwave. So we had to buy their cheapest option and will need to replace it with the one we already bought... which was annoying.
- For under cabinet lighting, we found their prices for it to be rather expensive so we decided to do it ourselves when we move in. They did let us put in a receptacle in for it (horizontal and abutted to the top cabinet), but they didn't allow us to put that outlet on a switch (the reason given by the electrician was just that Tartan didn't let him do it). So we deleted our back splash so we can wire the lighting to a switch and hopefully install some nicer tiles for cheaper.

Welcome to Findlay Creek!

Our closing date is June 7th and we're moving on the weekend of June 9th.

My co-workers who live close to still/slow moving water confirmed that mosquitoes are bad in the summer but I think it's a small sector of Findlay Creek. I'll let others confirm this

I agree that FC is a better location. I enjoy being close to South Keys, the Airport parkway, airport, and Conroy if I want to hit up some stores on Walkey. I like that we're close to Hunt Club if we need to hop on the highway to head to Orleans or Innes to see our family. Our son is 21 months old so we'll have to check the elementary school reviews and that is the most important thing for us (more than a new house).

The LRT is coming close to our home and that will be nice for real estate value and convenience. FC is definitely the place to be in my opinion.

We're beside Littlerock park near Rotary Way. Technically, I may be considered beside Findlay Creek now that I think about it

I've recently shopped around for windows coverings, air conditioning quotes and appliances if you have any questions.

Awesome! Another Ashton owner!!

How in the world did you get that additional basement window and open to below basement? They said no dice for the window because there are already too many windows on all sides of the basement. They also said that open to below basements can only be done for finished basements.

I have been in FC for 3 months now and we love it. The area is quite so far but my street is busy with ongoing constructions and all kind of trades. I initially was going for the Tartan Red Oak in Pool Creek then changed to townhouse in FC. So here are my 2 cent:

Pros:
Easily accessible to highway and close to airport
Very quiet area
Value is going up with the new Hard rock casino & LRT
6 new builders just opened in FC, which means more competition
Subscribe to the FC community association as they arrange wide variety of activates and community meetings

Cons:
Traffic in Albion
Traffic between FC Street and the shopping plaza, there is only one way out and one way in.
Bus route really not that great compare to the rest of the city

We didn't encounter any difficulties to get an extra window in the basement, just requested it as an RFP item.
The open basement is included in our upgrade catalogue (version Jan 19, 2018) with 2 prices, one for the finished basement, one for the unfinished basement.
