Default Decks and Tarion warranty?

Hi all,

Quick question regarding installing a deck after taking possession. Our house is a walkout, and the builder is only supplying a tiny deck. We would like to tear the builder deck down and have a larger deck built professionally. My question is this - would this cause any issues with the Tarion warranty and/or our security deposit (which I believe is tied into the site grading)?

personally i would wait a couple of years for the land to settle. also, if you take out your builder deck and build a new one and then one day something happens to the grading and they have to redo the grading or something happens to the back of your house and the builder has to take out your new deck, they will only install the small back again. but i would talk to your builder to make sure.

no tarion issues. build a decent deck w concrete piers and saddles and you'll be fine - a properly supported deck shouldn't settle.
