They both suck equally. Rogers was very easy to set up and cancel, but I've had some serious issues with their mobility department lately.

I've probably spent over 24 hours in the last year dealing with Bell and Rogers. Im convinced they hire people that cannot think for themselves.

Monarch is selling a 2800 sqft inventory home with a couple of upgrades for just over 500k.
That sais desperation to me. That's 30 some gs under base price not including the upgrades.

They seem to be building a bunch of spec homes, and pricing them for quick sales. Not the best for comparibkes in Blackstone.

Quality appears to be way less than Stonebridge as far as I can tell looking at the exteriors.

They have 2 upgraded Caspians for 377k and the construction quality on the exteriors was terrible. Poorly installed flashing, terrible masonry, and overall sloppy construction quality.

This doesn't surprise me. From hearing stories from other Monarch owners in Blackstone, they seem to have dropped the ball in this community. I've been in one of their homes in Stonebridge, and it's night and day compared to Blackstone as far as finishing workmanship.

From both a financial and marketing point of view, selling inventory homes for less than the base price is actually a very smart move. Cardel been trying to sell their overpriced ($564K) Vista spec home in Blackstone for almost 16 months now. The price hasnít dropped 5 cents yet they continue to hold the mortgage on that property. Monarch by comparison has sold 5+ spec homes in Blackstone alone. Perhaps not so desperate after all. The new home and resale market is much different today than it was 12 months ago.

Do you understand the ramifications of selling that home for the price they're asking? Monarch basically drives down their new home price. Why would anyone pay 550k for a comparable in their lineup, when they can buy inventory homes for 50k less.

It unloads inventory, you're right, but they're pricing this one much lower in comparison.

Cardel has priced the Vista, in line with the price of the rest of their homes, which seem to be selling fine. In some cases, the price is not the deterrent. How about the fact that the deck on that home, is mere feet from the future road?

Is the Monarch house on a undesirable lot? If Monarch was selling a handful of inventory homes for less than the price list on their website, then you know they aren't doing well but if its only 1 house then they probably just want to sell it sooner than later for a variety of reasons.
