Who got a 10' clear second floor ceiling? is it worth it ?or higher doors will work ?



we had our structural appointment today.

Got 9' clear ceiling in basement

Got Loggia and wine cellar

Got Solid Front fibre glass door

Got frameless showers instead of tubs

Got higher doors/arches on the second floor

Anyone get the Oceanside? If so, any structural changes? Open to suggestions

I didn't get the Oceanside but it's a nice design. Are you staying with the 4 bedroom plan or upgrading to the 5 bedroom? If you have a deep lot, I would consider getting the loggia and the balcony if your budget allows. I would also increase the doors and archways on the 2nd floor. If you are planning on finishing your basement, 9 foot ceiling would be a good structural upgrade. When you get to Irpinia, consider reorienting your island so that it is facing your stove as in the Turnberry model home and depending on the standard size, you may want to increase it.

For Oceanside, Loggia is too long at rear, it cover all the windows except kitchen, still thinking, ,,,,

Has anyone upgraded their subfloor from OSB to plywood?? I have heard plywood is the best way to go because it is more durable and avoid issues later on. Would love to know everyone's thoughts

We were considering it so asked a number of people in construction business. Was told that 10 years ago it would have been worth considering. These days not so much. The difference between material used today and plywood is negligible.
We passed on it.

The 80' lots have been released along with 3 new models specifically for those lots.
1 bungalow and 2 two storey models.
Start at $1.7 mil. up to $1.9 mil. limited number of extra deep 80' lots have a 200k premium on top of those prices.
