Actually I think we are closer to 14 feet apart since I upgraded my lot size. Oh and they know when I'm watching movies as they have commented that they 'feel' a lot of bass coming from my sub.

Have you checked the rim joist area? That can be improved for sound reduction.

Haven't yet, but definitely will be looking at that and whatever else I can do on that wall.

I haven't hired an inspector yet either so I will see if anything comes up in that regard as well.

Hmm.. doubt it. As far as I know this is a pretty 'swampy' area.

Thats interesting. When they did site prep at jachson trails some parts were low. They poured several feet of heavily compacted gravel. The footings were set on that.

So in that sense you are connected to the neighbours house. I wonder if that makes a difference.

Not too sure what they did here but perhaps you are right. I'm regretting not taking pictures at that time. I think i remember seeing our foundation but the side that was very close to our neighbour was dug out completely. I could be completely wrong. Right now there is gravel in between the two homes on that really close side. I guess they do that since there are gas lines there etc. and it would be such a tiny amount of grass to mow, they just put gravel instead. I'm not sure how deep that acutally goes. I wonder if that has some sort of impact.

FWIW, I can hear my two year old shout from inside the house while I'm out on the sidewalk. Microwave beeps from the kitchen are audible inside the garage (a wall away). I have a newer build too.

That kind of sucks. For me, I can hear alot of various noises but what bothers me is the vibrations as if I was in a townhouse. It's when i'm sitting in my kitchen eating dinner and my whole house is vibrating from kids running up and down stairs. But this ain't no townhouse.
