Be prepared for a lot of tire kickers and low offers expecting you to give them the money you're "saving" by not listing with an agent... and a bunch of angry, unprofessional agents telling you they have a buyer for your home but they won't show it unless you agree to give them their commission... and beware of the sleazy ones who tell you they have a buyer for your home, with a bunch of conditions, then the sale falls through and you still owe them money if you sell it to another buyer they've never even met.
