I am Nolan- are you guys going with open staircase?

I opted for pocket door in study/office room on main floor with 10' ceiling.
I too am looking for a waffle celing, hoping it comes in the interior decor.

I am going with the open staircase as i saw a similar home and liked how the spiral looked? hopefully nobody has vertigo challenges!!

I was told (dont hold me to it) it will look how the second floor is to the main and our agent recommended to go for it for Nolan

Zoning didnt allow for more than 5 bedroom upstairs. So it was either the 5th or the in-law suit.

I had taken the 5th on the 2nd and was seeing if they could convert the washroom into His closet for the main bedroom... Was also thinking about moving the Washer/dryer to main floor to convert the upper level as a study room...

Not sure if they would entertain but price wise it will be to much from builder.

This builder sucks - my structural is done
They wonít go and anything else other than those stupid 13 items on the list

10ft main floor - I did that few windows bigger in basement
Dial side fire place - tub to shower and other glass upgrade for shower as well

I had too much argument about kitchen window - wanted L kitchen to do but window is long and not counter height and the wonít budge

Itís a Bs for certain Item like this when you cannot make changes and have to with the stupid design

Good luck to you all
Let me know what else they are ready todo or not

Maybe not related but a possibility.

The reason they asked for the shower upgrades during Structural was the orders are getting delayed and currently need longer lead time, so they are ordering them earlier.

So with materials getting difficult and pricier, they may be resisting changes, but does not make sense if one is ok to pay for it.

They did accomodate removing / changing walls for the Stone Manor community... Not sure why they are not encouraging here.

Our sales agent said we can ask the interior decor person to make the 5th bedroom washroom as as a His closet and we could get decor dollars in return . He did say it may not be much..... So we decided to keep it.

Anyone expecting that the builder will have the closing on time?

Any updates guys? BTW Anyone concerned about the rising interest rates? Looks like we might see another .75 increase soon.

Apart from the rates, i am also concerned about the prices of homes falling.

Do you think it will normalize by mid next year ?

I am hoping builder has a delay to give time for recovery.

I hope the rates normalized, but by the looks of it was may be getting another 50 to 75 point hike. These increases may throw off the initial qualification for some folks.

At some point the Gov will chicken out and want to stimulate the economy again. By the time we close things should stabilize.

They hit us with a significant 100 point increase! I think this will shock the market.
