Question Questions Regarding Structural Appointment

Hey guys!
This Monday (March 5th) we are having our structural appointment at the interior design studio.
As this is our first ever exciting experience in purchasing a home, we are also pretty overwhelmed and nervous regarding these upgrades.

What are you past experiences regarding structural appointments?
Any advice is greatly appreciated

From what I've read and learned, is that builders charge a heck of a lot more money than getting it done after closing.
What are some upgrades that can be done after closing?

I have a list of wants for our new house, but I'm not sure whether or not I need get a few of these done during Monday's appointment:

These are some of the things I will be getting on Monday at the moment being:
-200amp service
-an electrical conduit from the basement upto the attic (for future wiring)
-4 archways on the mainfloor
-frameless glass shower enclosure
-jets for the spa tub
-water piping for fridge
-gas rough-in for kitchen and patio (for bbq)
-removing the pantry room in the corner of the kitchen and extending it with corner glass upper cabinet and countertop
-make modifications for built in appliances (as I would be getting built in wall oven and cooktop etc.)
-iron pickets for stairs

Here are things I would want and/or be interested in getting (but not sure whether to do it after closing):
-smooth ceilings for main floor (possibly even for second floor)
-pot lights throughout the main floor (possibly second floor as well)
if too expensive, get rough in wiring for future pot lights after
-valance lighting under kitchen cabinets
if too expensive, get rough in wiring for future valance lighting

I can only think of these so far from the top of my head
So what you guys think?
Any advice?
From your experiences, how's the pricing for these upgrades?
What should I consider doing on Monday?
What should I consider doing after closing? (are rough-ins necessary?)

Any advice and feedback is sincerely appreciated guys

Hi:

Picked up your post late and seems like you have already been to you constructional appointment. I am not sure which builder and site you are based in BUT I am also in the same league at Emery Builders. And my advise is, take your time to finalize the thing. Do not rush it despite their pressure. I have been delaying for almost 2 months now and by the time getting good rates for Swiss which I can do it outside. From you list, I would suggest few to go with builders as they are difficult to do later on or costlier. Like 200AMP is better to do with builder ($710 for my house), water pipe you can do it later but not a big difference ($120) and with builder pipe will be conceal. Same for gas pipeline. Outsider charge less but they only go upto 10 ft and then extra $10 per feet. Depends on your kitchen size but if you adds up, outside will cost more as they need to run the pipe from basement furnace to kitchen. Pot lights offcouse from outside as it cost only $60-$70 per lights. Valance is not expensive ($150) and smooth ceiling is by no choice you have to get from builder. Mine is 3700 sq. ft and they are charging only $1200 for the main floor. So I would say 80c a sq.ft avg rate. Rest is depends on your price list. If you do not mind posting the price list, I may suggest you some reference. BTW, are you looking for waffle ceiling or Tray ceiling etc? If so, how much builder quoted you?

Thanks alot for your reply.
My builder is National Homes and I purchased a 3650sq. ft house. By looking at the prices you mentioned, I can tell that my builder is charging a tad bit more for such upgrades.
From the top my head, I got the following:
-200AMP service ($892)
-I did get a gas line for the kitchen and the patio as I was told that by doing it after closing, it would damage the insulation of the home:S ($540 x 2)
-smooth ceiling for the main floor ($1400)
-8 extended 8 feet doors on second floor ($315 per door)
-Patio double door with transom above instead of the sliding type ($710)
-Kitchen valence lighting ($800)
-arch ($500)
-removal of pantry ($1900)
-waterline to fridge ($215)
-additional patio light ($140)
-36 inch cyclone canopy range hood with extended flute ($1150)
-move central vaccum rough-in from basement to garage ($230)
-5 undermount sinks for 4 bathrooms as we have granite countertops ($680)

That's all I can remember so far, but there were plenty more such as adding 7 feet of granite and upper/lower cabinets in place of pantry, adding gable near fridge, and also making modifications as we would be getting built in appliances.

Here is a list of some of the standards we get from National:
-9 ft ceilings on first floor and second floor
-granite countertop in kitchen
-colonial trim with 3inch step casing with moulded backbend and 5 1/4inch baseboards throughout
-8 ft heightened interior doors including archways
-3 1/4inch x 3/4inch natural hardwood flooring throughout first and second floor
-solid oak staircase
-solid plywood sub-floors (vs Aspenite)
-tall upgraded kitchen cabinets

Above are some of the main standards I put down, that I can remember.

What are your thoughts?

From my offer, I was able to get both bonus packages (5 stainless steel upgraded appliance and hardwood on first and second floor), and granite countertops in all bathrooms.
