Smile Royal Cliff Home in Brampton ValleyLands

Since we just bought a house in Brampton from Royal Cliff and I was trying to find some reviews/thoughts on the builder, services and general info, I couldn't find anything. So thought of starting this new thread, so that families that also bought house from Royal Cliff and share there experiences and info.

I went by the model homes this weekend....Omg I was not impressed. The sales rep said one of the homes was in the $600,000 and the home with all the upgrades in the model was $840,000. Even with all the upgrades...

Default Also considering Royalcliff

We are also considering the Royalcliff Osprey model. Saw the model homes and was not focused on the upgraded one, but rather the base one. Did not see any major issues or defects with the build quality of the base model home.

Does anyone have any experience with this builder at all? We drove around the community and asked a few owners. Nobody had any complaints but at the same time nobody was overly impressed.

Default Current onwer of Royal Cliff Home.

We bought from Royal cliff back in 2008 in the Gates of Countrside. Great builder. They accomodated a lot of changes we wanted. The site supervisor was very friendly. We asked for no floors, unfinished stairs, made some plumbing changes, etc.

They are smaller qty builder compared to others big names.

Thanks @Samra for your reply. Just wondering when you said that the site supervisor was helpful, what do you mean by that. Also the changes that you made were they done after you signed or was it before you put the offer?

We signed first. As we were going through structural appt and decor appt..we made changes. It was a our first new build home, we didn't know all the stuff we know of what to ask for to include into the offer.
