I went to MANY for sale towns in Bridlewood (OH's or private) because it's where I wanted to move. The towns selling for $300-$320k are some of the original towns that were built there when they first started developping and many need LOTS of work.
Anyone selling a newer town in that area (likely Richcraft home) is going to ask $330-$360 or more likely because of the rarity now for certain towns in the area but also to compete with homes for sale in Trailwest/Soho West...which those newer (2-3yr old homes) are selling minimum $330k and some still are base inside.

I considered selling my own town on my own first time out but being new to the process I went with agent, yes I lost close to the $15k with fees...and know to sell on my own with this next one, but I agree people are overlisting when they are FSBO (but I don't think if their neighbour with an agent is listed at $330k that they should necessarily list at $345k or $315k to compensate for the difference).
Anyone selling any home (even if going FSBO) should have agents come appraise their house with comparable numbers and then sell on their own with your own price using an average of the agents price. I know if I sold mine I would have asked perhaps a little higher than my agents listed but maybe would have had a harder time selling or being way off in price.

I obviously hope my next place will sell for a nice penny, but even where I'm going and with my upgrades I would never expect it to even list at $400k I wouldn't pay that for a town...or condo...a single for sure

I've owned that type of townhouse before and they are quite roomy without photoshop, so I'll give it that, but the area is nothing but a status symbol. There is no useful purpose to spending that kind of money other than you can and you did. There is no parking in the area, the houses are garbage (unless you have $3mil), the people aren't impressive either and my dog has no friends lol

It's a bit like a ponzi scheme... If you can afford to buy in and wait patiently, you'll come out with enough money to pay for a house in a town you actually want to live in LOL... but until that takes place, you have to tell yourself you're there because you want to be.

These are walking distance to Queens Park and U of T. That's Location, Location, Location 101.

The listing I posted is nowhere near downtown Ottawa.

Thanks for sharing the contrast. It is interesting to see.

I noticed the closing date is Dec 2014.

For that price and date, one is better off getting a brand new with a builder.
Will take around the same time to build and much cheaper, even with lots of upgrades...
