Lightbulb Home Inspector

Hello again!

Does anyone have a contact for a credible home inspector that will service Stouffville? Has anyone taken a home inspector on their PDI? What was the cost?

I suggest you do the PDI on your own. Get the inspector in afterwards, once you have moved in. Regarding cost, I don't know.

Home inspectors will range in price, expect 300 - 500 depending on size and type of house.

First and foremost.. Concentrate on items that the builder cannot blame due damages caused by moving. Things like chipped ceramics, drywall chips, damaged corners, doorframes, paint damage etc.

Other items can always be addressed later. A keen eye on anything and everything is good idea to get things addressed before you move in. Once moved in you will notice other deficiencies and report those before your warranty expires.

I agree with the poster above.. do pdi yourself and inspector later.

We are waiting until just before our one year is due.

I would, like the other posters above, just concentrate on cosmetics of the house, make sure ou have hot water in the right taps, ect...

Correct me if I am wrong, but would it not make sense to have an inspector when you do your walk around, prior to the walls being closed in?

The inspection for what is inside the walls are long before PDI. At PDI your house will be 95 - 99 % complete. Basically everything is done to meet what is minimaly accepted by code for occupancy.

For that inspection, look for obvious things disconnected wires, bad pipe runs etc.. But that stuff requires a town building inspector sign off before giving the go ahead to drywall.

I guess it would not hurt to have some one with you if you are not comfortable doing it yourself.

There was a recent case in Markham where builder installed a fuse box illegally, the house went up for resale, and basically no one purchased it until it was pointed to the home owner the deficiency. It toook 20 K to get some things rewired and reinstalled. The home owner sued the city, and that town inspector who signed off on it got repremended.

We have been in our house now for coming up to 4 months, and we have noticed cracks and other things we didn't notice after the 1 month tarion warranty we handed in.

We are definitely going to be using an inspector before the 1 yr term, to do a thorough inspection of the whole house, inside and out

Cracks are normal, your house is settling there will probably be more in the next few months and the ones you already have will get bigger. Houses all crack in various degrees. Go to tarions website, its not covered by your warranty but many of the better builders patch them at year end as a courtesy.
