Default Suggestions on Cold Cellar

Guys
Just looking for some feedback on options around cold cellar in homes

1) Do we really need them (other than maintaining it as kitchen repository)?
How are you taking maximum out of that space?

2) Is it allowed (per City Of Vaughan rules) to furnish the cold cellar? I tried to read few links on the website and could not found an exact answer.

No, we really don't need them. It's like a big fridge in the winter but pretty useless in the summer. We put a big shelf in there and it's full of extra beer, soda, etc. We had paint cans in there for a while but they completely rusted.

I don't know if you can furnish a cold cellar, but I wouldn't recommend it and don't know why you'd want to.

I've read that insulating the ceiling portion keeps it cooker in the summer...haven't really looked into this tho

Default new phase on Impression site

I see there is new phase for impression. the price starts at 1.1M for 38 ft. It is reduce price from the previous releases? Strange no sure why there are only Fielgate Home and Paradise Home releasing the lots.. don't see Arista Home...

I think the prices may be a bit lower but the last release was 1.3 start for 38's. This one says from the mid 1.1...whatever that means. Last I checked only paradise had their sales centre open. I wonder where these lots are?

Default Property Tax

Hello

I have a 22ft lot townhome 1750sq and my property has not been assessed by Mpac as yet. I purchased in 2015. Does anyone know how much I should expect to pay when it is assesed? Is it based on purchased price or market value?

I found it assessed in the middle of purchase price and market value, but you should be prepared for it to be as high as market value because you never know.

Default New lots in Impression

I saw the flyers that the builders will be releasing new lot starting at mid 900K for 38 feet, it is not the same lot that we purchase at 1.3M at the phase 3? it is possible that those buyers request a price adjustment ? I see it is not fair at all... What do you think? Do you know when these lots will be released?
