Default Mattamy Upgrades

Hi everyone, just looking for some feedback / opinions on some mattamy upgrades.

-We were thinking about getting pot lights installed however it is fairly pricey. Has anyone had someone install pot lights after the house was finished. If so did you save much compared to mattamy pricing.

-Does anyone regrets doing or not doing any of the upgrades offered by mattamy.

-What were some of your preferred upgrades ?

We just bit the bullet and bought all of our upgrades through Mattamy.
When taking into consideration that they also do all the legwork for you, their prices are pretty reasonable. We weren't keen on having a parade of contractors come through the house to give quotes and then again have to babysit them so it seemed worth it.
We even got the lights upgraded where the ceilings are really high (even though hubby is totally capable of changing out the lights himself) but I didn't want him scratching up the walls or breaking his neck trying to get a ladder up there while balancing a 100lb chandelier.

If you are not very handy you may want to consider some of the upgrades offered by Mattamy. We too did not want contractors in our home afterwards. The main things we concentrated on upgrade wise was the kitchen, specifically the type of wood and stain color. Hardwood upgrade throughout the second floor including the kitchen. Under cabinet valance and lighting with the bumped out cabinet over the fridge. Other upgrades included raising the bathroom vanity to kitchen height, quartz counter top and vessel sink. Reasonably priced considering it would not be as easy to do afterwards. We also had the shower head raised 4 inches as my boyfriend is quite tall. We also upgraded all the handles in both the kitchen and bathroom

My wife and i bought a Mattamy in Orleans... Here is what we upgraded and did not upgrade....

Upgraded:
- 6 pot lights in living room.
- 2 pot lights in main entrance (would have removed the "boob" light and replaced with a third pot but didnt think of it.)
- TV install upgrade (can't remember the name but they install a 2x10 across the wall above the fireplace for installation of wall mount with a pipe that goes down to the side wall).
- knee wall / breakfast bar in kitchen.
- requested only the install of construction light (single bulb) to ensure centered light housing.
- 4 exterior soffit lights.
- oasis master bath with glass walls
- moved all telephone/cable jacks to upper floor (i can access the main floor from the basement)
- tiled master bath
- quartz counter in kitchen with 2/3 - 1/3 sink.

Upgrades afterwards:
- backsplash (savings ~$500) (diy)
- air conditioner
- modified telephone jacks (except 1) to CAT5E for computer network (diy)
- water line for fridge (diy)
- central vac in basement piping and install (diy)
- garage door opener (diy) (just buy the part from the garage door company that installed the door, don't fall for their bs regarding possible

Upgrades planned:
- main floor hardwood
- upstairs main bath tile
- upstairs main bath second light over tub (too dark)

We also bought in Orleans and have no regrets. We also did a lot of upgrades and some of our favourites are:
  • 9' ceilings on both floors
  • upgraded master ensuite
  • chef's kitchen,
  • upgraded hardwood floors - 6" engineered oak and it's the best floors we have ever had,
  • upgraded stair railing,

Some of the things we did ourselves:
  • air conditioning
  • kitchen back splash
  • counter tops in kitchen and ensuite,
  • lighting,
  • fireplace stone,
  • closet organizers,

We didn't install any pot lights. Both our previous houses had pot lights and we found that in both we hardly used them. It was one of those things that we were willing to compromise on.

When deciding whether to do some of the upgrades after closing, I think it is important for you to realize that there will be lots of things that you will need to do with any new home. Painting, decorating, window treatments, gardening, fencing, decks, eaves strough... the list can be quite long. Adding things like hardwood floors, ceramic tiles, lighting to the list and it can seem like it will take years for you to finally settle into your new home.

And don't forget the costs. When doing upgrades after closing, it is important to factor in the costs to remove what is there, purchase new, delivery to your home, installation, HST, and any permits that are required. There's a very good reason why the average home buyer takes on an additional $20,000 in debt within 2 years of purchasing their home. For some, this isn't a problem, but for others, they need to have it rolled into their purchase price.
