Default Your choice of flooring for basement?

Which of the following is your choice of flooring for a basement common space, taking into consideration durability and resale considering you have to move in 3-4yrs?

1. carpet

2. Hardwood

3. laminate

The washroom and toilet area will be tiled

3. laminate floor would be the best choice, IMO.

Is the floor dry? Are you building a subfloor? Carpeting can feel warmer. I am not much for laminate and would probably get hardwood instead (I assume it would be engineered hardwood though because regular hardwood should not be installed in the basement).

Engineered hardwood - 1st choice- pricey

A nice looking laminate - 2nd choice

Ceramic -3rd choice

I love a good quality berber in the basement. Either that or engineered hardwood.

I went with 5/8" TG plywood on platon subloor, tapconed w/a plush berber. Both soft and warm because of the thermal break

I've always insulated the floor and then gone with berber carpet and the heaviest underpad I can find.

My last choice would be laminate.

Well, it depends on the laminate. The really thin, cheap stuff - not so much. There are so many houses out there who throw down cheap laminate just before selling and it looks terrible. It's all wavy with gaps. I still can't believe how crappy it looked it so many houses.

A nice, thick laminate - well okay. Still not a huge fan though.

Why not? We have carpet and zero issues.
