Default contractor finished basement or private

A friend has purchased a new build small bungalo and is trying to decide if its better to have the basement finished by homebuilder or privately? Does anyone have experience with
this scenario and have an idea of the pros and cons in either case?
The builder wants 27k to put in bathroom, bedroom and small rec room

You'll always pay much more to have the basement done by the builder but he will get the convenience of having everything done by the time he moves in. He won't have to deal with contractors and a long project. Also, the builder will have all the permits and proper inspections done which is very important for insurance and resale these days. I'd never buy a house that didn't have all the permits on record for the basement.

I wish our builder would have offered it as an option. The biggest pro is that it is done before you actually move in. A basement renovation is a big thing to live through. Lots of people in and out of the house, and lots of noise and dust. And just think of having to clean out the basement and store everything that you usually store in the basement somewhere else during construction.

Plus, the finished basement will fall under the warranty program. And, as others have mentioned, it will have proper permits and be professionally done. You can also easily roll the cost into your mortgage, which is nice.

Cons - it can sometimes cost more, just depends upon what choices and options you want. You are limited by the builder's choices and selections. And, there are some people who will tell you that you should wait to finish a new basement.

If you can piece-meal their work and have the builder or contractor do the plumbing and electrical rough-ins, framed walls, insulation and drywall you can probably install your own flooring and fixtures. The permits and inspections are mostly for the walls and rough-ins anyway.

But, and this is a big but, most new home builders and reputable reno companies don't like to piece-meal their work. A lot of their profit is made in the up-sell with the fit, finishing and fixtures.
