I'm not doing under the cabinet lightning with the builder. I did some potlights in the front foyer, kitchen and two in front of the fireplace. Not the LED ones though as they wanted to charge me all the switches so I went with the ones from Tamarack

Is anyone making their island flat to add on a breakfast bar? Or can you simply add a breakfast bar to the lip at the end of the island?

Also, hardwood or ceramic tile in the kitchen?

We went with a raised breakfast bar (curved) though it was a tough decision. The main reason for this choice was to hide the sink and dirty dishes when entertaining.

Hardwood in the kitchen was a must for me as I much prefer the look and continuity of one type of flooring throughout.

Flat breakfast bar. Hardwood in the kitchen was a no brainer because I extended some of the cabinets. If you extend the cabinet beside the fridge you need to have hardwood in the kitchen or else you'll have half of the cabinet on tile and half on hardwood... Unless you extend the tile closer to the hallway which in my opinion looked blah.... At least in my model
