Hiyee owners in Fairwinds and all around,
We are considering seriously to buy a detached home with driveway onto Maple Grove Road in Mattamy Fairwinds/Kanata or to wait for the next release. We need advice in making this decision. After speaking to several home owners, a real estate agent friend and my intuition, We realize it will be a little difficult to sell a house with a driveway onto somewhat main/busy road like Maple Grove Road. I suppose the fact that only these homes with driveway onto Maple Grove Road are the only ones left last to sell out of all the release attests to the issue foreseen about selling in the future.
I understand that for the next release, the base prices are going to increase by at least $5000 and there will be at least $5000 in lot premiums. But I think it's well worth to pay $10000 more for the next release home than buying a home now with driveway onto Maple Grove Road.
On the weekend, we had a choice between these homes and lot 90 on Lavanto Circle east of Huntmar and north of Hazzledeen. But the corcern for us about this lot was that it was backing onto commercial property(Loeb grocery store and others). We had decided to go with this lot noon of July 8th but only to find out that someone else had purchased it in the morning.
Any advice will be greatly appreciated.
