Default Emery Condo Opening

Did anybody attend the condo "VIP" opening over the weekend? I noticed the sales centre lot looked quite busy. I am curious of how the prices looked, as I noticed they advertised "starting from $199,000".

my father in law asked me to go with him to check it out, the 199 was a pure scam, they had one unit (not even one on every floor) that was an irregular and only 514 sq ft that was going for 199000. Basically for a 2 bedroom that was more than 850 sq feet you were deep into the 300's. The true starting price was more like 230ish and that was for 600 sq ft(or so) 1 bedroom.

we didn't last long, they didn't have much info on standard finishes and upgrades so you couldn't really tell what all that money would buy you.

As stated, there was only 1 unit available at $199,900.

The office opened at 11am. I got there at 1pm and 20-25 units were already sold. I ended up purchasing a 1 + Den (approx. 690 sq.ft) for $263k. Scheduled completion date is November 2015 for the first of three buildings.

As part of the "VIP" preview, they were offering 1% cash back, plus stainless steel appliances, granite kitchen tops, upgraded kitchen backsplash, and 2 free memberships to L.A. fitness (for 1 year). One sales staff member told me that they were increasing the prices by roughly $10k per unit starting Sunday. He told me this AFTER I had signed, so it wasn't a sales tactic, but still, I'm not sure if it's true.

I was also at the opening of the ParkCity Condos at Walkers and Upper Middle a few months ago. Their starting prices for similar 1 + Dens was in the mid $280's. But knowing how much properties in Alton Village have appreciated in the past 3-5 years, the Emery Condos seem like a better investment (and a more convenient location with the 407 and countless amenities at every corner).

4 storey's each. If I remember correctly, each building will have between 70-80 units.

In the middle of the 3 buildings, there will be a 2-storey "club house" with gym, party room, fitness centre, media room, outdoor pool and kid's play area.

yikes - condo fees going to be costly!

Condo fees are $0.27/sq.ft prior to the club house being built.

Once the club house is ready, condo fees will be $0.33/sq.ft.

But keep in mind that these fees don't include any utilities. Hydro, water and gas are all metered individually per unit.

Is the condo to be built on the land where the Emery office currently sits? What is going west of the two new office structures they built on the north side of Thomas Alton.
